If the buyer for your transaction changes or if an additional buyer is added to the transaction, you must run a judgment and lien search on the new name. Any judgments that come up on the search must be ruled out or raised on the commitment as exceptions. You may need to obtain a Personal Information Affidavit to rule out a judgment that appears to be a direct hit.
