Transfer on Death Designations and Title to Real Estate
Various methods exist to transfer property outside probate upon one's death. Typically, nonprobate transfers take three basic forms: (1) a contract with a third party that directs the third party to distribute the asset to a designated beneficiary on the death of the owner; (2) a title that contains a right of survivorship and also gives the beneficiary current property rights when the owner adds the beneficiary to the title; and (3) a trust... 		link to article
